Senator House is an 8-storey, 112,000 ft² commercial office building located on Queen Victoria Street, London.
We were initially appointed to undertake a full refurbishment of the mechanical, electrical, public health and lift services in the main reception and core areas. Our designs included an extensive lighting scheme and a lighting control system. New air conditioning was installed using perimeter concealed, wall-mounted fan coil units and circular jet diffusers.
Head-end services for the BMS, security and fire alarm were all relocated whilst the property remained fully occupied. This work was undertaken over multiple phases to minimise disruption to business continuity.
More recently, we have undertaken a feasibility study to replace the mechanical, electrical and public health services. Designs were created to ensure all available floor space was maximised through riser reduction, providing flexible office accommodation and creating a roof-top café.
