Rosebery House is a prominent corner building located just off Berkeley Square, in the heart of Mayfair. The property houses 6,000 ft² of single-let commercial office space arranged over 3 floors and a basement level.
The landlord wished to bring the building up to latest standards, and maximise the net lettable space within the property without increasing the size of the building’s footprint.
We undertook a full services replacement throughout, rationalising the office floors to reduce the burden of plant space wherever possible. We also carried out a low carbon technology review and appraisal to identify energy performance improvement opportunities.
Our designs include a new energy efficient heat pump to provide heating and cooling to the space, and LED lighting for the office and landlord areas. The incumbent traction lift was replaced with a new machine-roomless lift which reduced the amount of lift plant space at basement level. A new roof top plant enclosure was designed to ensure the replacement external plant complied with the local authority’s strict acoustic performance criteria.
