No1 St James's Market
As part of its change programme our client has leased two storeys of Grade A office space within the recently redeveloped property at N°1 St James’s Market.
Following an initial survey of the incumbent CatA services, we undertook coordinated mechanical, electrical and public health designs for a CatB fit-out of the 20,000 ft² space. The open plan office space includes quiet rooms, break-out areas, and a client meeting suite.
Our designs utilised intelligent temperature controls, lighting controls and CO2 sensing to optimise the environmental comfort conditions throughout the office whilst minimising energy consumption.
4-pipe fan coil units provide heating and cooling to both floors throughout, with LED lighting throughout, and feature lighting in key areas. Dedicated VRF cooling and gaseous suppression systems serve the MER and SER comms rooms.
Detailed coordination was required throughout the project to minimise disruption to other occupied offices. In addition to our design duties we reviewed the contractor’s proposals, as well as undertaking site monitoring, and witnessing of the commissioning.
